Kailua-Kona is the epicenter of shopping and recreation on Hawaii’s western shore. Big-game fishers delight off its waters, while shoppers reel in deals along Alii Drive. We read great reviews on a few sites about this hotel...Our experience was terrible! The room was extremely dirty; moldy shower head, hair in the sink and tub, dust on the plants, dirt in the closet and the final straw was the short and curly's and blood on the sheets. Absolutely disgusting! The hotel is in a great location, but also seemed to attract […] riff raff. We passed a guy staggering down the stairs, who smelled like he was smuggling skunks. "Good and convenient for the price"
It's cheap and convenient. The included continental breakfast is very good. The plumbing and light fixtures are somewhat worn, and the big CRT TV is outdated but works fine. My king bed mattress sloped to the right side because of overuse with no turning of the mattress. But the bed and the room were clean and functional. One minor complaint is the […] second-hand smoke one has to endure from those down in the lobby area and in nearby smoking rooms (?), because of the open lanai (decks). This is a structural problem with the hotel and probably hard to fix except to ban all smoking there. I expected my stay at Uncle Billy's to be noisy because of its central, downtown location, but Kailua-Kona is relatively dead these days thanks to the economic depression, so it was pleasantly quiet as well, if a bit erie with lots of empty shops and bars. "Uncle Billy's Kona Bay Hotel - Very convenient"
Stayed four nights here and love the location right on Alii Drive. Hotel was nicely priced compared to other hotels in the area. Decor is worn and dated but room was clean and bed was comfortable. Staff friendly and helpful. I would definitely stay here again.

"Been far too long since they've updated this place"
This could be a great hotel, the rooms are plenty big, the location is great…..but the poor condition of the hotel makes this a less than great place to stay. The rooms were obviously long outdated. The carpet in our room was literally thread bare and all bunched up. The bumps in the carpet were so bad it was a tripping hazard. The carpets also had […] a slightly greasy feeling to them. I wore shoes in the hotel room just so I didn’t have to put my bare feet on the gross carpet. The drywall was flaking in the corners. There were cockroaches in the bathroom. The shower water temperature fluctuated from hot to cold so frequently that it was difficult to get a complete shower in without the risk of scalding. The continental breakfast was a joke. They served English muffins witch take five minutes to toast, yet they only provided two residential grade toasters. The line for the toasters moved at a snail’s pace (being that they could only toast 12 muffins an hour per toaster, while trying to serve 500 guests in three hours). It felt like they strategically slowed the breakfast line with the slow toasters just to prevent more food from being eaten by the guests. We waited 30 minutes just to toast our English muffins!! On top of this, the juice dispenser only dispensed watered down orange colored liquid that slightly resembled the flavor of Orange juice. Their coffee was downright embarrassing. Pretty much the worst coffee ever. I couldn’t even swallow it. I ended up going to the coffee shop two doors down for a rather delicious Mocha. On the plus side, the staff was pretty courteous and even seemed to acknowledge that the place was a dump while having an “I can’t do anything about it” perspective. It also happens to be the cheapest hotel in the region (for obvious reasons). If I were to do it all again, I would choose to spend the extra $30 per night and stay at a better hotel. "Uncle Billy's Kona Bay Hotel - Great Location"
Right next to all of the main shops on Ali'i Drive and the Farmers' Market. Close to the Pier where you can swim/snorkel and there is a very small amount of sand. Several miles to the good beaches though. Maids were very friendly, but the desk staff was a little rude and not competent. Room was dated but still functional, and most importantly, clean. Horrible!! infested with cockroaches, left hotel at 1am due to roaches running over me, stay somewhere else.
"As Expected"
I was looking for a reasonably priced hotel in Kailua-Kona and Uncle Billy's was the most economical. I was not expecting a resort type place so I was VERY satisfied. Great location, the staff was mostly nice sometimes grumpy (maybe I'm not as witty as I think) and overall a very decent value.

Moldy, old, outdated, but cheap & convienient ! You can walk to most places from here, you'll have to pay $5 a day to park in their lot, but there are free public lots nearby, it's just that you'll risk getting your car broken into - remember it's Hawaii. The room smelled moldy every time we went in, but you get used to it, like a lot of shtuff in […] Hawaii, but at least the AC worked. The first room on the ground floor had sliding doors that wouldn't close, so we opted for the second floor. The goons in the pool can be noisy til late, but luckily the AC was so noisy, it kinda drowned it out. The wi-fi had signal strength issues, so we had to use their 'computer center' where you feed dollar bills into it to surf & print... "Fantastic Location"
Great location, great price. Hotel is a bit tired, but it's clean and has lovely landscaping. Could you a paint job in rooms, but if you keep your expectations reasonable, you will enjoy your stay.

After reading several unfavorable reviews for Billys I booked my stay for only 1 night. I regret this because the room was so great I wanted to stay longer but they were booked. The room was spacious with luxurious furniture, a good view from the third floor, internet, TV, pool, and in a fun part of town. I wanted to experience Kailua and this is the […] way to do it. Not as cheap as advertised... $5/day parking fee Not clean...Hair still in the tub. Not Cool... Air Conditioning was broke Not Quiet...Forced to sleep with the patio door opn to be cool. Brunch was good & Desk staff were obliging. Checked out the first morning. Moved to another location. .
"Cheap, friendly, no frills, great location"
Had a great time here, not the most modern hotel but friendly and in-expensive. Great location, the free breakfast was nice although not a substantial choice. Overall a nice place, would definately stay again and would recommend to a friend.

Our 4-night stay in the hotel was quite comfortable enough. Our bedsheets were crisply clean as well as the pillow cases. The carpet looked old but spotless. The walls need repainting though, and the sliding door to the back was not equipped with a security lock. We did not have any valuables in the room except our own lives. We had to request a cleaning […] lady to give us the "Donot Disturb" sign becuase it was not provided in the room at first. We also did not have coffee supply refill in the room after the first day. "uncle billy's kona bay hotel"
it's alright if you don't spend much time in your room. our safe didn't work and they never did fix it over the course of a week. the location is good if you like kona, we didn't, it's more of a cruise ship town and not much happening, stores open at 10 and close at 6. the property is nice but the rooms need serious upgrades. security is very weak and […] uneffective. it's okay to sleep there while you explore the island but that's about it. i should say though the staff was friendly and doing the best they could. "Good neighborhood, crummy hotel"
I thought the reviews were being too picky, but this hotel was actually pretty low quality. It seemed like a good idea that went south. The room had dirty floors, a weird dirty bathroom, and crummy sheets that came off. But the worst part was probably loud noises in the morning, people smoking and falling over drunk outside our patio, and just the general […] feeling of being in a grubby place. Having a patio was nice, though. The price was probably $20 cheaper than the next cheapest hotel, so if price is of top importance and you don't care about being pampered, then this is an ok option. We still had a great trip. The location was perfect, right near restaurants, shops and beaches, but if I did it again, I would choose a different hotel in the area. Lisateave
"In a good location but property is very aged"
This motel is in a great location and the town is worth visiting but don't expect luxury. Upon arrival we were greeted with yawning staff and our room was not ready. Whilst comfortable enough the property in general was very tired with a dirty feel to It. We got an ok nights sleep but missed breakfast because the staff couldn't be bothered to tell us […] the times. "Shabby Sheik"
Uncle Billy's was pretty much what I expected. It hasn't changed much in probably 40+ years. Hotel needs alot of work, but they had a little continental breakfast every morning, Uncle Billy greets you personally and you can't beat the location. "Kona Kailua Central"
If you want to be right in the middle of all the activity, Uncle Billys is great. Walking to shopping, restaurants, farmers market and beaches. Great spot for the budget minded.
"Yup, it's dirty"
As others have said, it is dirty and run down. We only stayed for one night and won't be returning. For one night it is doable, but I wouldn't stay there longer. The front desk was friendly and the fresh papaya in the morning and english muffins were nice, though they need more toasters for busy times. the front desk volunteered a free parking lot right […] next to them if we didn't want to pay their parking fee. While this hotel is quite dated and in need of renovation, my room was clean and adequate. Unfortunately, guests in a room below me were smoking and the smoke entered the balcony window and even through a register in the bath. The continental breakfast was disappointing. The fresh papaya was tasty, but the cups and plates were Styrofoam with plastic […] disposable utensils. A hotel in such a beautiful marine environment on an isolated island with limited landfill space should demonstrate better sensitivity to waste. I'll find another place to stay next time around. "ok for a buget stay"
We first stay at Uncle Billy's in Hilo it was wonderful. Uncle Billy's in Kona the first time was nice and good for our buget. This time We were very disappointed. They went down hill fast. If you have a buget and want to stay close to things it ok. But I would recommend the seaside,or the islander,bali kai,if can fit into buget. The king kama. is […] getting a long time renovated that is needed. white sands is good and the fairmont is the best if money is no option. we also stayed at some homes over there which where very nice and priced right. back to uncle billy's- Our room sink didn't drain, it was dirty, we heard trash trucks every morning at 6am it is now the pick up site for the other businesses. you do need to get more towels they only left two for the three of us. the breakfast area was very run down. not much to their breakfast. now you have to pay for parking in their lot but we parked in the public lot so that is nice. we have to say the staff was very nice. Handy location, nice and helpful reservation staff, but building is run down and not clean. (Not very good) continental breakfast ends at 8:30! That seems VERY early to me.

We only stayed 1 night. Location is very close to the center of Kailua-Kona and the hotel is very good, but simple. The pool is quite exposed (between hotel and main road). The room was simple but clean. The hotel looks quite nice from the outside.
"not clean--had roaches"
Our room had roaches and was dirty and dingy. There was lipstick stain on the ice bucket. The carpet did not meet the walls, and it was torn and shredded at the edges (before the wall). The sheets were too small for the bed. There was a bar across the alley where I could hear bad karaoke until 2am despite all my doors being closed and locked.

"Recommended, if you know it's not a 5-star propert"
So, it's a bit run down, but what in this neighborhood isn't? Most of my problems (yeah, there were a few) were with the clientelle, not the management. Loud drunk people nearby, a few bars with loud music and a lot of traffic noise, but, FOR THE PRICE, this isn't all that bad. Let's face it, it's basically Motel 6 quality and price.
"Dirty dirty dirty"
Old is one thing, but dirty and shady is another. Breakfast was horrible, beds uncomfortable and unclean. Air conditioner didn't work, coffee maker didn't work. And although I paid for an ocean view, I couldn't actually see the ocean through the buildings across the street.

easy access to shopping,flea market, food, beach very thing you need including two blocks from the harley davidson dealer.
it was easy to find, and close to where I needed to be for the few days I stayed

Could not get a better location for the price in Kona close to shopping and farmers market....and included breakfast too! Room was not fancy but clean with a friendly staff that was helpful. Only negative was that there was no air conditioning....just a noisy fan that we had to turn off.
The price and location were great. One can tell that it was old but had a rustic feel. we didn't come to Hawaii for the hotel though.

Hotel is great situated. Right in middle of Downtown. Breakfast is good with fresh Papaya every day. Unfortunately staff had absolutly no idea what was going on in town and the room was not really clean.

"A delightful place, centrally located"
This is an older resort feeling the effects of the recession. The restaurant has closed down but a free continental breakfast of toast, fresh papaya, coffee and juice is offered and is a great way to start your day. The staff is very friendly and helpful, a trademark of Hawaiian culture. Most important is that this resort is a real bargain considering […] its location on the Kona coast surrounded by shopping, restaurants, scuba, surf boards and paddle board rentals and many unique shops free from the usual and dull corporate trademark businesses that have perminated our society. Uncle Billy's has my vote if you want a great place to stay and keep within your budget, and it owned and operated by native Hawaiians. Lisateave
